Mustang Lakes vs. Windsong Ranch: Which North Texas Community Is Right for You?
If you're considering a move to the Prosper-Celina area, Mustang Lakes and Windsong Ranch are two master-planned communities that deserve a place on your list.
Both offer impressive homes, extensive amenities and access to the rapidly growing North Texas corridor—but the experience of living in each community is noticeably different.
So how do you choose between Mustang Lakes vs. Windsong Ranch?
Here's what buyers should know.
Mustang Lakes: Country-Club Style Living in Celina
Located in Celina near the Prosper border, Mustang Lakes combines newer homes and luxury properties with a more relaxed, landscaped setting.
At the center of the community is The Club at Mustang Lakes, a 12,000-square-foot amenity center surrounded by a 20-acre central park. Residents have access to resort-style pools, a fitness center, tennis and basketball courts, lakes, playgrounds and approximately 18 miles of trails. Front-yard maintenance is also included in the HOA fee. Mustang Lakes
For buyers who love outdoor space and a country-club atmosphere without a golf course, Mustang Lakes has a lot to offer.
Windsong Ranch: The Resort Experience
Windsong Ranch has become one of the most recognizable master-planned communities in North Texas, largely because of its signature amenity: THE LAGOON.
The five-acre freshwater lagoon features white-sand beaches and opportunities for swimming, kayaking and paddleboarding. But Windsong Ranch goes well beyond the Lagoon. Residents also have The Commons amenity center, resort and lap pools, fitness facilities, tennis, pickleball and basketball courts, a community garden, disc golf and more than 30 miles of hike-and-bike trails across more than 600 acres of open space. Windsong Ranch
For buyers who want a community where the amenities themselves are a major part of everyday life, Windsong Ranch is difficult to overlook.
Homes: Mustang Lakes vs. Windsong Ranch
One of Mustang Lakes' strengths is the breadth of its housing options.
Current builders include American Legend Homes, Britton Homes, Coventry Homes, David Weekley Homes, Highland Homes, Huntington Homes, Perry Homes and Tradition Homes, along with approved custom builders. Lot options extend all the way to one-acre-plus custom homesites. Mustang Lakes
Windsong Ranch also offers a broad mix of homes and neighborhoods, but because it is such a large community, the character, age and price of homes can vary considerably depending on the section.
For buyers comparing resale homes, I recommend looking beyond square footage and price. Builder, lot location, upgrades, proximity to amenities and future development can make two similarly priced homes very different propositions.
The Biggest Lifestyle Difference
This may ultimately be what separates the two.
Mustang Lakes has more of a country-club-meets-neighborhood feel. Lakes, mature landscaping, trails and The Club create a setting designed around recreation and community gathering. Its central amenity site has even received national recognition. Mustang Lakes
Windsong Ranch feels more like a large-scale destination community. The Lagoon is the obvious showstopper, but the extensive trail network, multiple amenity centers and resident lifestyle programming make the community experience a significant part of the attraction. Windsong Ranch
Location: Celina vs. Prosper
Mustang Lakes is located in Celina, close to the Prosper and McKinney borders, with access to Highway 380, US-75 and the Dallas North Tollway. The community is served by Prosper ISD. Mustang Lakes
Windsong Ranch is located in Prosper, west of the Dallas North Tollway.
For relocating buyers, I'd look carefully at where you'll actually be commuting. A community can look close on a map while the daily drive tells a different story.
Which One Should You Choose?
The better question isn't which community is better? It's which one fits the way you want to live?
If you like the idea of a landscaped, country-club-style environment, varied lot sizes and luxury/custom-home opportunities, put Mustang Lakes on your tour.
If your vision involves an expansive resort lifestyle, extensive recreation and spending summer weekends at a five-acre lagoon, make sure you experience Windsong Ranch in person.
And don't make the decision from photos alone.
Drive both communities. Tour homes at different price points. Visit the amenities. Look at the surrounding development and commute routes.
That's usually when buyers discover which one actually feels like home.
