Moving From California to Dallas: A Complete North Texas Relocation Guide
If you're moving from California to Dallas, you're certainly not alone in considering North Texas for your next chapter. The Dallas-Fort Worth area offers everything from established neighborhoods and luxury homes to master-planned communities and extensive new construction.
But relocating from California to Texas involves more than finding a house. Understanding the different cities, commute patterns, property taxes and lifestyles can make a huge difference when deciding where to live.
As a North Texas Realtor who specializes in helping buyers navigate communities throughout the Dallas-Fort Worth area, here are some of the most important things to consider before making your move.
Dallas Isn't Just Dallas
One of the first things California buyers discover is just how large the Dallas-Fort Worth Metroplex is.
Many people relocating for a job in "Dallas" ultimately choose to live north of the city in communities such as Frisco, Prosper, McKinney, Plano, Celina or Allen.
Each offers a different lifestyle.
Frisco combines established neighborhoods with newer master-planned developments, shopping, restaurants, entertainment and major employment centers. Prosper is known for newer homes, larger properties and highly amenitized communities. McKinney offers everything from historic neighborhoods to luxury developments and new construction, while Celina continues to attract buyers looking for newer communities and room to grow.
The right location often comes down to much more than the house itself. Your workplace, preferred commute, schools, lifestyle and proximity to airports or family should all be part of the decision.
Your Housing Options May Look Very Different
California buyers are often surprised by the variety of homes available in North Texas.
Depending on the city and price point, buyers may find newer construction, larger floor plans, three-car garages, dedicated home offices, media rooms and outdoor living spaces.
North Texas also has numerous master-planned communities offering amenities such as pools, trails, parks, fitness facilities, clubhouses and community events.
Communities including Windsong Ranch, Star Trail, Light Farms and Mustang Lakes are examples of the master-planned lifestyle available north of Dallas.
For luxury buyers, North Texas also offers custom homes, gated and guarded communities, golf-course properties and larger homesites.
Understand Texas Taxes Before Comparing Home Prices
Texas does not have a state or local individual income tax, but property taxes are assessed locally by counties, cities, school districts and other taxing entities.
That means comparing a California home and a Texas home based only on purchase price doesn't give you the complete picture.
When I help relocation buyers compare communities, it's important to look at the estimated property taxes, HOA fees and, where applicable, special taxing districts such as MUDs or PIDs.
Two similarly priced homes only a few miles apart can have different ongoing ownership costs.
North Texas Is Built Around Driving
This can be one of the biggest adjustments when relocating from California to Dallas.
DFW is geographically enormous, and your commute can significantly affect where you'll want to live. Before choosing a community, I recommend looking at your actual workplace rather than simply searching for homes "near Dallas."
Frequent travelers should also consider airport access. Dallas Fort Worth International Airport currently offers nonstop service to 193 domestic and 78 international destinations.
For executives and frequent business travelers, proximity to DFW Airport or Dallas Love Field can become an important part of the home search.
Yes, Texas Weather Is Different
Prepare for hot summers!
North Texas homes are designed with air conditioning firmly in mind, and features such as covered patios, pools and outdoor entertaining areas are popular.
You'll also experience actual seasons. Spring and fall can be beautiful, winters are generally relatively mild, and severe weather is something newcomers should learn about when moving to the area.
Visit Before You Decide Where to Live
If possible, spend time exploring several North Texas communities before choosing one.
Drive your potential commute. Visit the neighborhood in the evening. Explore nearby restaurants, grocery stores, parks and shopping. If schools are important to your move, research individual campuses and confirm current attendance boundaries directly with the district.
A neighborhood that looks perfect online may feel completely different once you're actually there.
